Everything, by area
The whole list.
83 things the product does today, grouped the way the console is. If it isn't here, it isn't built.
Today & the attention feed4
- Attention feed with visible math. Every tenant, application, and lease scored by named rules with weights you set. Tap any number and see the sum.
- Morning digest with one-tap approvals. One plain-text email a day. Room requests and applications carry approve links that confirm on a page, no login.
- Activity log. Every change, who made it, when. Shown on Today and on each record.
- Rooms on Today. Arrivals, departures, and rooms to clean, when the Rooms add-on is on.
Tenants & leases7
- Tenant records with units and leases. Business, contact, unit, lease dates, rent, CAM, deposit, renewal status, documents, and the attention score.
- Portal invites without passwords. Invite by email; the tenant sets their own password. Links last seven days and show on screen when email is off.
- Co-tenants and shares. Two makers in one unit each see and pay their own share. One late payer flags one person.
- Tenant-managed staff and co-tenants. The primary tenant adds staff (shifts, repairs, storefront; never rent) and co-tenants from the portal. Remove ends the login at once.
- Rent changes with the letter written. Schedule the new rent and month. Notice period checked against the lease; the letter drafts itself; the ledger updates on the day.
- Documents with expiry. Insurance and licenses with dates. A compliance flag opens 30 days out and follows the tenant until renewed.
- Move-out and moved-out page. Ending a tenancy opens the move-out report and leaves a public 'moved' page so old links still make sense.
Applications3
- Public application form with spam scoring. On your site. Obvious spam dropped; the rest scored and listed.
- Pipeline and one-click move-in. Under review, approved, deposit pending, active. 'Move in' pre-fills the tenant.
- Waitlist. Keep a good applicant warm; they surface when a unit frees up.
Screening3
- Consent-first applicant screening. FCRA disclosure and authorization signed by the applicant before anything runs. Identity, criminal, credit, eviction, business verification.
- Manual today, Checkr and Middesk with a key. Works by hand from day one; providers plug in without changing the flow.
- Adverse action notice. One click, names the agency and the applicant's rights.
E-sign3
- Native e-sign for leases and anything else. Template fills itself from tenant, unit, and lease. Each signer gets a private link, consents, types their name.
- Audit trail and content hash. Time, address, and a fingerprint of the exact text on every signature. PDF with signature page filed to the lease.
- Void, resend, decline with reason. Every document keeps its trail even when it stops.
Contacts2
- A building address book that fills itself. Applicants, subscribers, tenants, vendors, with every touch on a timeline.
- Vendors with a role. Vendors appear in work orders and assets; phone and email one tap away.
Rent & ledger3
- Rent ledger: due, paid, overdue, partial. Per tenant, per month, with every charge, credit, receipt, and payment. Overpayments carry forward.
- Card payments and autopay. Stripe Connect with the building as merchant of record. Per-person autopay on a day they pick. Fees on the label.
- Mark cash and checks. Record what arrived; the month recomputes. Nothing is fined by software.
Shared bills2
- Shared bills with the receipt attached. Post once: equal across occupied units, by square footage, custom, or by who booked the room. Every ledger gets its line and the receipt.
- Repairs billed where they belong. Owner absorbs, building splits by rule, or the reporting tenant, once, with the cost lines and receipts behind it.
Statements3
- Owner statement, monthly. Filled units, billed, collected, overdue, shared costs, credits, card payments, events, rooms. One printable page.
- Shared-cost statement, yearly per tenant. Every shared line with its receipt next to CAM estimates billed. The true-up, already itemized.
- Move-out statement with the deposit clock. Deductions tied to a line and a photo, the deadline that applies, and why.
Insights2
- Tally: how was the day?. One number after a shift, private to tenant and owner. Over a season, which nights and shops carry the building.
- Occupancy, ADR, RevPAR. Room performance by month when Rooms is on.
Shifts & calendar3
- Shifts and events on one calendar. Who's on the floor, what's in the room. Repeating shifts. Missed shifts noticed, never fined.
- Shift swap and cover with credits. Open a shift; a neighbor covers it and earns a rent credit if you set one.
- Calendar feed. Tokenized ICS for Google or Apple Calendar. Rotate any time.
Event room2
- Room requests approved from the digest. Approved requests land on the calendar, the public events page, and the door poster.
- Room supplies split by bookings. Bill the room's costs to whoever used it.
Move-in & move-out2
- Move-in and move-out reports. Dated photo per line, both signatures on a phone, the move-out beside the move-in. Keys and meters.
- Deposit clock by lease, policy, then state. Every state's rule in a table; the report shows the deadline that applies and why.
Maintenance6
- Work orders with a real pipeline. New, triaged, scheduled, in progress, waiting, done, verified. Priorities with response targets; past-target is visible.
- Assign, schedule, notify. Staff or vendor. Scheduling emails the tenant; that email is the entry notice, honoring their entry preference.
- Thread with internal notes and photos. Tenant-visible replies and staff-only notes on one timeline. After photos on done.
- Tenant confirms or reopens. Done isn't closed until the tenant confirms with a rating or reopens with a reason.
- Cost lines with receipts. Labor, parts, vendor invoices. Billed once, to the right party.
- A handyperson login. The maintenance role sees work orders, housekeeping, assets, calendar, vendors. Nothing about money.
Assets & preventive2
- Asset registry. Furnace, water heater, roof: model, serial, install date, warranty end with a warning, vendor, notes, job history.
- Preventive schedules. Filters every 90 days, extinguishers yearly. The work order creates itself ahead of time and assigns itself.
Compliance1
- Flags that open and close themselves. Expiring documents open a flag; the renewal closes it. Close by hand with a note when handled elsewhere.
Rooms & front desk7
- Booking page on your own site. Dates and guests in; live availability and the total with lodging tax out. Instant confirmation with a stay link.
- Rates, seasons, minimum stays, closures. Nightly and weekly rates per room; date-range rules for one room or all.
- Front desk. Arrivals, departures with balance, in house, a two-week chart. Book by phone, hold without a card, block a room.
- Folio and desk payments. Extras and discounts, cash, card, check, refunds, change dates with a re-quote, print.
- Long-term tenants in rooms. Assign a tenant to a room and it drops out of booking; rent runs on the ledger.
- iCal both ways. Paste Airbnb or VRBO calendars to block here; export ours to them. Hourly, no channel manager fee.
- Pre-arrival email. The day before: address, times, door code, house rules.
Housekeeping2
- Turnovers that open themselves. Check-out marks the room dirty and opens a turnover due today, assigned to your cleaner. Rooms with an arrival today go first.
- Checklist, issues, inspection. Tick the list; anything broken becomes a work order; managers inspect. Room status by hand, including out of order.
Guest stay page1
- One page for the whole stay. Confirmation, door code on arrival day, pay by card, change dates, report a problem, house rules, cancel until arrival.
Announcements1
- Announcements by audience. On the portal home and by email to those who haven't unsubscribed.
Public site6
- A building website that stays true. Directory, a page per shop, events, application form. Search engines and AI assistants can read it.
- Open now board and door poster. A live board from the shift calendar and a QR poster that points at it.
- Pages, brand, analytics, a clean address. Block pages with preview and scheduling, brand tokens with a contrast guard, an analytics ID never a script, and your site at taberna.pro/your-name.
- Your own domain, if you want it. Point a CNAME at Taberna and the building's site serves from its own domain with SSL. Optional; the clean address stays.
- Search & AI review. A graded audit of your site; every finding links to the fix.
- Storefront flyer and embed widget. Printable flyer with QR, and a widget for the tenant's own site.
Marketing1
- Campaigns in your voice. Set the voice once. Drafts on request, labeled as drafts, never sent on their own. Budgeted per building.
Settings & people4
- Owner, coordinator, maintenance roles. Three staff roles with the right amount of access. Coordinators can add maintenance; only owners add owners.
- Units, square footage, checklists. Units drive occupancy, sqft drives splits, the checklist drives handovers.
- Rule weights. Every attention rule has a checkbox and a weight. Reset to defaults any time.
- Operations defaults. Deposit rule order, shift credit, minimum shifts, digest hour, timezone.
Integrations & API3
- API keys, read or write. Shown once, stored hashed, revocable.
- Signed webhooks with retries. HMAC-signed, backoff, auto-pause after five failures, test ping.
- Zapier app and recipes. An official app and a library of no-code steps.
Plan & billing1
- Flat plans, one add-on. Pay as you go, Starter, Building, Portfolio. Rooms add-on flat per building. Every fee on the label.
Export1
- Leave any time. JSON of the whole building plus ledger and application CSVs. Never gated.
Help1
- Help inside the app, by audience. Fifty-plus articles with steps and what-goes-wrong sections, searchable, with a link from every page.
Tenant portal2
- Five screens a maker can use between customers. Home, storefront, shifts, rent, repairs. Mobile first.
- Signing from the portal. Move reports and leases wait on Home with a one-tap route to the signing page.
Storefront1
- A public page that's actually theirs. Photo, blurb, hours, links, categories. Live on save.
People & shares1
- Autopay per person. Each co-tenant saves a card for their share.
Platform3
- Mobile-first console with a drawer. Bottom tabs, a grouped side nav, and a slide-in drawer with every section.
- Demo that resets nightly. Change anything in the Sterling demo; it's back in the morning.
- Runs on Cloudflare. Workers, D1, R2, and Workers AI. No servers to patch.
- Is any of this AI?
- The attention feed is rules with weights, not a model. AI only drafts copy when you ask, labeled as a draft, never sent on its own.
- Does it replace my accountant?
- No. And it doesn't replace your coordinator either; it takes the noticing and the chasing off their plate. Export to your bookkeeper any time.
